The style of Kirkpatrick’s is Spanish Mission, two storey rendered ,with decorative twisted columns.There are circular steps up to the front entrance. There is a car parked outside Kirkpatrick’s. The lower level of the Royal is blocked in at the time. The roof is now tiled.

The main entrance in the centre has a portico, with brick pillars on either side. It has two chimneys. There is a wire fence along the front, with white wooden posts. A View from Grand Hotel, MorningtonThis shows a a view of the railway with some rolling stock, and a platform with numerous barrels. It shows paddocks, some with small holdings, and chickens. It looks out over Port Philip Bay. There are a few buildings to the left of the photo, these appear to be on the Esplanade overlooking the sea. Sutton Grange can be seen, and the Convent building in Tanti Avenue.
